How Silicone Roof Coating Holds Up in Savannah's Climate

Savannah gets close to 50 inches of rain a year, much of it from summer thunderstorms that can leave water ponding on flat roofs with low spots or slow drains. Silicone roof coatings tolerate standing water better than acrylic coatings, which can soften and break down when water sits on them.

It also resists UV exposure without chalking away, so the white surface keeps reflecting sunlight through long summers. A silicone roof coating lowers roof surface temperatures, which can reduce the cooling load inside, and it stays flexible as the roof expands and contracts between hot afternoons and cooler nights.

Commercial Roofs We Coat

We apply silicone over metal, EPDM, modified bitumen, BUR, spray polyurethane foam, TPO, and PVC roofs. Some surfaces need a primer first, and we confirm that during the inspection.

A Commercial Rof Inspection Comes First

We start with a free commercial roof inspection, using drones on larger buildings to find wet insulation, open seams, and other damage that has to be repaired before silicone goes down.

All WaterTite contractors are Conklin certified, and we’re a preferred contractor with Conklin, a manufacturer of commercial roof coating and restoration systems. We use the highest quality materials on every coating project and apply them at the thickness the system calls for, measured in mils. Thicker applications generally qualify for longer manufacturer warranties, and your estimate lays out the scope and price upfront.

Our Silicone Roof Coating Application Process

After the inspection, crews pressure wash the roof to remove dirt, chalking, and loose material so the silicone roof coating can bond. Damaged areas get repaired next, which can include replacing wet insulation, resealing seams, and tightening or replacing loose fasteners on metal roofs.

Seams, flashing, and penetrations are reinforced with fabric embedded in a base coat. Where the substrate calls for it, we apply primer. The silicone is then sprayed or rolled across the full surface in one or more coats.

Silicone vs. Acrylic Coatings

Acrylic costs less and tends to stay cleaner, which makes it a practical choice for roofs that drain well, including many sloped metal buildings. Silicone roof coatings cost more upfront but hold up under ponding water and weather more slowly in the sun.

Silicone roof coatings do collect dirt over time, which lowers reflectivity until the surface is cleaned. Future recoats also have to be silicone, since most other coatings won’t adhere to it.

Our standard workmanship warranty is five years. If you schedule an annual inspection with us, we’ll extend that workmanship warranty to match the length of the material warranty on your silicone system.

Those annual visits also let us check for dirt buildup that reduces reflectivity, punctures from foot traffic around HVAC units, and worn sealant at penetrations before water can get under the coating.

The people behind WaterTite Commercial Roofing bring more than 20 years of roofing industry experience, including six years focused on commercial buildings. We’re licensed and insured, and we coat roofs on low-slope commercial, industrial, and agricultural buildings.

When a silicone system reaches the end of its warranty period, it can usually be cleaned and recoated, so a well-maintained roof can go through another round of commercial roof restoration instead of a tear-off.

Coating a roof while the membrane and insulation are still in good condition generally costs less than waiting until replacement is the only option. Silicone adds little weight to the structure, and because there’s no tear-off, most businesses stay open while the work happens. Call WaterTite to schedule a free inspection and find out whether your building is a good candidate for silicone roof coating.

Frequently Asked Questions

How long does a silicone roof coating last?
Manufacturer warranties on silicone systems commonly run 10 to 20 years, depending on how thick the coating is applied. With annual inspections and a recoat near the end of that period, the roof can stay protected well beyond the first warranty term.
Not until the leaks are fixed. Wet insulation has to be removed and replaced, and damaged seams and flashing need repair. Coating over trapped moisture can lead to blistering and hides problems that keep getting worse underneath.
Yes, silicone gets slippery when it’s wet. On roofs with regular maintenance traffic, walk pads or granules added to the final coat can improve footing along service paths.

Most projects take anywhere from a few days to a couple of weeks, depending on roof size and how much repair work comes first. Silicone needs a clean, dry surface, so as a commercial roofing company in Savannah, we plan summer application days around the area’s afternoon thunderstorms.
